You broker/lender should work to locate and provide the product that is most suitable for you.  The problem is that your broker/lender is not in the business of grooming you for a specific product.  They are trained to look at your financial profile and shop for product options that suit your specific needs and qualifications.  When there is not a suitable enough fit...Your loan application "falls out".

Furthermore, it takes anywhere from 2-5 years for a particular mortgage broker/loan officer to see enough approvals and fall outs with specific profiles to know exactly what their underwriters are looking for.  Even if you found that experienced broker/loan officer, she or he would only be able to tell you what you need to approve, but they could not (and would not) take the time to "Transform" you into that approval.  It takes an entirely different set of expertise and skill sets to be able to restructure a client's personal financial profile to an underwriter's standards.
